1.) APPLYING TO LEASE- We will need one application for each adult living in the residence. There is no need to initially upload additional documentation unless previously discussed and requested. Most of the application data can be verified through online sources. It is recommended to create an account so you can access the original application for future reference purposes.
2.) MAKING THE OFFER- If there are any specific circumstances not contained within the basic advertisement of this home, you will need to send an email to [email protected] detailing these exceptions. This would include any change in the monthly lease amount, existence of pets, dates which you will take occupancy, expectation of utilities or services, etc. Note that these exceptions will be considered in the prioritization of competing offers.
3.) PROCESSING YOUR APPLICATION- Once we confirm the completeness of the data in your application, we will send you a second link which will allow you to pay online for the processing. Note that this second link will initially look almost identical to the original application, but will only ask for identifying information so it can “link” you back to your application. Once it successfully links it will bring up a payment portal. If you have any questions or issues, just call & we will walk you through the process.
4.) SUBMITTING A HOLDING DEPOSIT- Upon processing and approval of all applications associated with this rental offer, we will send you another request for the payment of a holding deposit. The holding deposit will reserve the home while we continue the application process. The holding deposit will be applied to all funds due at the point of moving in. We will continue to market the home until a receipt of the holding deposit and a pre-lease has been executed. You will have 24 hours to submit this payment in order to continue the lease negotiations and move in process. We will wait for 24 hours for receipt of the holding deposit before we will initiate processing any other offer in hand.
5.) SIGNING A PRE_LEASE AGREEMENT- Once the holding deposit is received, we will produce and distribute a pre- lease agreement. While this agreement is not binding, it will detail and illustrate all of the essential issues contained in the lease. You will be able to execute this agreement online. NOTE: If your offer and application are approved and the pre-lease agreement is executed at this point, you will forfeit the holding deposit if you do not sign the lease and take occupancy of the home.
6.) PRODUCING A LEASE- It usually takes up to 48 business hours for our attorney’s to produce a lease and for us to distribute it online to you and the homeowner. It is essential that we execute the lease as quickly as possible to ensure all repairs and preparation can be scheduled completed and inspected before your actual move date. Any delay in executing the lease may impact your ability to take occupancy on the negotiated move in date.
7.) HOA Application- Many communities that have a Home Owners Association and/or Property Management will require an additional background check which they may charge a separate fee for. All communities and HOA’s have different fees, processes and criteria for acceptance of your residence. We will assure that you have all of the information, instructions & applications from the HOA, along with your executed lease. It is YOUR responsibility to submit this package to the HOA and follow through with any of their required processes. A delay in executing your lease may cause a delay in the HOA to consider your application. If a HOA has not approved your residency by the time your lease period begins, YOU ARE STILL LIABLE for payment of the rent.
8.) INSPECTIONS- Prior to your taking occupancy of the home we will require a signed lease and a conditional/mechanical inspection. The inspection can occur within the convenience of your schedule as long as it takes place 5 days prior to your move in date. All inspections occurring inside of the 5 days will need to be scheduled and agreed upon within the manager’s schedule availability. You CANNOT move in without an inspection. All utilities MUST be turned on IN YOUR NAME PRIOR to performing the inspection. Copies of the inspection report, pictures and any other related documentation will be provided to you and the home owner.
9.) TAKING OCCUPANCY- Once the lease has been executed, and all monies due are paid, you can take occupancy on the contracted move in date. You can request receipt of keys, clickers and gate access up to 24 hours prior to your move in date. However, this does not in any way grant you access to the home prior to your contracted move in date.
10.) INSPECTIONS AFTER OCCUPANCY- Homeward Real Estate Property Management performs a 6 month inspection of each residence after your taking occupancy. A representative will contact you to schedule a convenient time to perform this action. If the representative cannot establish and conduct a scheduled appointment after three attempts, you will be notified 16 hours before a date and time of when we will enter your residence and perform the inspection.
